The Story
The original plan was a 3,700-square-foot spec house on the west side of Coronado, two stories with a pool and that modern coastal look that Coronado buyers pay a premium for. We funded approximately $3.8 million. But as construction progressed, the builder kept seeing opportunities to upgrade finishes and improve the design.
Each time, they came to us to modify the loan. Each time, we assessed whether the upgrade would be reflected in the sale price. This is where local knowledge pays dividends: we know what Coronado buyers care about, which finishes move the needle, and where spending more returns more. We modified the loan multiple times to accommodate upgrades we believed in.

The home sold for $5.9 million. The upgrades paid for themselves, exactly as we'd predicted. Flexibility isn't about saying yes to everything. It's about knowing the market well enough to say yes to the right things.
