The Story
Most lenders wait for deals to come to them. We identified this lot on Westbourne Street, a wide residential street west of La Jolla Boulevard and two blocks from Windansea Beach, and sent it directly to a builder we'd done multiple deals with. We told them this was a strong spec opportunity. They agreed.
We funded $3.85 million across acquisition and construction for a 3,700-square-foot modern farmhouse with a pool and roof deck. Sourcing the deal ourselves meant we'd already done the underwriting before the loan application existed. We knew the lot dimensions, the neighborhood comps, and what a finished home on this block would command.

The home sold for $6 million. This is the kind of deal that only happens when a lender is deeply embedded in a market: seeing inventory before it hits, knowing which builders can execute on which lots, and having the relationships to connect the two.
