The borrower had just finished building a striking 6,000-square-foot modern home on Glorietta Boulevard, one of Coronado's most desirable streets. The property overlooks the golf course and park, with views stretching to the Coronado Bridge. He owned it free and clear, valued at $8 to $10 million. He needed $2 million for his business.

A $2 million loan against $8-10 million in unencumbered collateral is among the lowest-risk structures in private lending.
