The Story
This deal arrived through a trusted referral: a broker connected us with a spec developer who'd already built and sold an $11 million home in Del Mar. The developer had found a lot on Balboa with strong views and plans already 90% complete from a prior owner who'd backed out. The opportunity was to move fast, buy the lot, and start building immediately.
We funded $4 million for the acquisition and $3 million for construction of a 4,000-square-foot home with an ADU, two stories, pool, and whitewater views from the porch. Total commitment: $7 million. The builder broke ground in September and was nearly finished by March, an extraordinary pace for a luxury hillside build.
