The Story
The decision to fund this deal came down to a view. Kings Road in Newport Beach commands one of the most dramatic westward panoramas in coastal Southern California: the entire bay, the boats, the peninsula, ocean to the horizon. We drove out, stood in the living room, and knew immediately that whoever renovates this house and opens up these sightlines will unlock extraordinary value.
That's local underwriting in action. A bank would order an appraisal based on comparable sales. We looked at the view, looked at the floor plan, and understood what was possible. The borrowers purchased the 5,000-square-foot home for about $4 million. We funded the acquisition and provided a $2 million construction loan for a full interior and exterior gut renovation.

Here's the key: they didn't add a single square foot. Instead, they removed support beams to create an open-plan living area that puts the bay views at the center of every room. That's a design-driven renovation, not a square-footage play. Most lenders don't have the local context to underwrite that kind of value creation. It requires understanding what buyers in this specific micro-market will pay a premium for.
We monitored the renovation throughout, ensuring the contractor was executing the vision that justified our loan. The finished product was a completely modern, light-filled home where every angle captures the water. It sold for $11 million, nearly three times the purchase price.
