Our Story

We stand on the shoulders of our parents and their legacy of saving and cautious investing. Over the past 30 years John McColl, Cole Francis and Steve Kuptz have been involved in managing their families’ investments. Each of our families has invested their capital in Trinity Mortgage Fund. We are looking for investors that want their investment to be treated on equal footing with our families.

Over the past 35 years John McColl, Cole Francis and Steve Kuptz have been involved in the acquisition, entitlement, finance, development, leasing, and management of virtually every type of commercial and residential real estate. John, Cole and Steve came together in 1992 with the formation of SENTRE Partners, one of San Diego’s largest and most respected commercial investment, management and leasing companies. In 2002, the three left SENTRE Partners to form the Trinity Group of Companies which exist to this day. The three have significant experience with downtown office high rises, suburban office buildings, light and heavy industrial, research and development, market rate for sale homes and condominiums, market rate and affordable rental housing, including affordable family, senior, student, military and special needs rental housing. The breadth and depth of this experience uniquely qualifies us to assess risk and potential in each and every loan we consider for the Trinity Mortgage Fund portfolio.


John McColl

John McColl is a 1981 graduate of Stanford University with a Master’s in Business Administration degree from UCLA in 1987. John has over 35 years experience in commercial real estate specializing in office and industrial finance, leasing and management. John holds a Bureau of Real Estate salesperson’s license. John is an active community volunteer serving for 20 years as a Board Member and Real Estate Advisor for St. Paul’s Senior Homes, one of San Diego’s largest providers of housing and support services for low income seniors. John also is active at La Jolla High School coaching the high school football team for the past 8 years. John also played volleyball at Stanford University and is a member of the 55 and over US National Volleyball team.


Cole Francis

Cole Francis is a 1980 graduate of the University of Arizona and has been licensed as a California Real Estate Broker since 1986. Cole began his Private Lending career in 1986 assisting a private investor in assessing and recommending private loan investments and working out problem loans when challenges arose. In 1991, Cole served for eighteen months as the court appointed Examiner in the $150 Million Pioneer Mortgage bankruptcy case. In addition, Cole served over a five year period as a court appointed Receiver to preserve and protect real esate security for the benefit of lenders in foreclosure proceedings. Cole’s previous professional licensing includes Securities Series 7 and General Contractor. Cole has also been an active community volunteer serving for eight years at Santa Fe Christian Schools and is a volunteer with the Wounded Warrior surf rehabilitation program located in Del Mar, CA.


Steve Kuptz

Steve is a 1981 graduate of Stanford University where he and John McColl met as fraternity brothers. Steve has over 35 years experience in commercial real estate specializing in real estate finance, accounting and taxation. Steve is a Certified Public Accountant earning the designation in 1985 and spent six years in public accounting specializing in the audit and taxation of publicly traded real estate securities. In addition to holding a CPA License, Steve holds an AICPA Chartered General Management Account designation and is a member of the AICPA Personal Financial Planning section. Steve has also been an active community volunteer as the Founder, Board Member and Audit Committee chair for Wakeland Housing and Development Corporation, one of San Diego’s largest providers of affordable housing. Steve just completed his 25th season coaching girl’s softball and the last 15 seasons as a Varsity softball coach with Rancho Bernardo (2003-2009) and Del Norte (2010-present) high schools.

San Diego Legacy Foundation

Steve and Cheri Kuptz formed San Diego Legacy Foundation in 1998 to provide scholarship opportunities for deserving young people desiring to pursue their academic, athletic or summer camp dreams but lacking the necessary financial resources to move forward in realizing those dreams. John, Cole and Steve, along with other close friends have faithfully supported the efforts of San Diego Legacy Foundation over the past twenty years.
